Scenic Highway 30A is small stretch of paradise that’s nestled in the Panhandle of Northwest Florida. 30A is made up of unique beach communities that still offer that laid back lifestyle and local vibe that one expects from a Florida beach town, but is made up of many smaller communities.

Dune Allen
Dotted along 30a in Dune Allen, you will find weathered and refurbished wooden beach homes stand tall on pilings and are a reminder of how simple life was when 30a was a sleepy beach escape. Dune Allen is one of the most historically significant beach towns on 30a.

Gulf Place
Gulf Place is located just across from the white, sugar-sand beaches. You’re in the heart of a host of restaurants, outdoor activities and shopping.

Santa Rosa Beach
Santa Rosa Beach is one of the oldest beach town along 30-A. Santa Rosa Beach is the official title of most South Walton and true locals will tell you that it lies between Blue Mountain Beach and Dune Allen Beach.

Highland Parks
Highland Parks is located in Blue Mountain Beach on Hwy 30A and has one of the largest pools in the area. The neighborhood is surrounded by state forest and is about a half a mile to a public beach access. Highland Parks neighborhood is located on one of the highest elevations on the coast.

Blue Mountain Beach
Why the unusual name? Well, early sailors christened it Blue Mountain after seeing its high sand dunes covered in the rare blooms of the Blue Lupine flower (which are blue).

Grayton Beach
Grayton Beach, Florida has lured visitors for centuries with its beauty and tranquility. It’s the type of place where neighbors hand out free “Grayton Beach: Nice Dogs, Strange People” bumper stickers, locals stop by the corner coffee shop for hugs.

Water Color
With almost half of its 499 acres set aside for open space and preservation, WaterColor is hailed for its eco-friendly design and environmental stewardship, presenting a shining example of how responsible development not only blends in with its surroundings, but enhances them.

Seaside
Seaside’s official motto is “A Simple, Beautiful Life and the priority is given to those who wish to explore. Here, you’ll find a professional town theatre with concerts on the amphitheater green, monthly art walks and a weekly farmer’s market to ensure that everyone is entertained.

Seagrove
Named for the thick grove of windswept trees that surround it, Seagrove still maintains the same green canopy of oaks, magnolias, hickories, and sand pines that came to define it a half a century ago. Today, Seagrove has an eclectic mix of old beach homesteads and newer cottages.

Nature Walk
NatureWalk is a 155-acre, master-planned community surrounded by Point Washington State Forest and is located along Scenic Highway 30A corridor. Nestled within this quiet natural sanctuary, NatureWalk is just a short bike ride away from the stunning Emerald Coast.

Water Sound
WaterSound gives its visitors a secluded microcosm of everything that 30A has to offer. Here, you’ll find neighborhood boardwalks that offer stunning views of Camp Creek Lake, a meandering coastal dune lake, as well as footpath access to a stunning white sand beach buffered by towering dunes and grand homes that lend a little Cape Cod style to our Emerald Coast. 

Alys Beach
Alys Beach recaptures the spirit of waterfront communities of the past and treasured places where seaside traditions began. Conceived as a more gracious way to live along the water, Alys Beach sets a new standard along Scenic Highway 30-A, the road synonymous with thoughtful town planning, environmentally sensitive design, and quality architecture.

Seacrest
If you like your vacation on the quiet side, Seacrest’s tranquil charm is a perfect fit. Fishing, kayaking, swimming, golfing, and old-fashioned beach going are among the traditional forms of recreation here, but there’s also great hiking and birding at Camp Creek Lake, one of the several rare coastal dune lakes you’ll find in South Walton. 

Rosemary Beach
Visitors often comment on the unexpected old world charm of this beachfront town. Cobblestone streets connect unforgettable boutique shops with rich architecture inspired by the historic homes of St. Augustine and the Caribbean. Once the sun sets in Rosemary Beach flickering gas lamps light the way through town and an arcade of trees lights up — giving children a magical place to run in the grass.

Inlet Beach
No matter where you come from, a visit to Inlet Beach will have you feeling like a “local” in no time. Perched at the eastern edge of South Walton, Inlet Beach has a laid-back, residential feel, with an eclectic mix of classic Florida beach cottages and new multi-story homes. Here, it’s easy to “make yourself at home,” even on vacation.
