On the first floor, a covered porch provides a delightful space to sip a morning coffee. Then, enter a cozy living area, which features a flat screen TV and ample seating. The modern, open concept design enables people in the kitchen or at the breakfast bar to communicate effortlessly with everyone in the main area. The fully stocked kitchen makes cooking for a group relaxed and is large enough to recruit multiple culinary volunteers. There’s also a downstairs powder room.

The large backyard is gated and provides a deck with grilling area. In addition, an outdoor shower makes beach cleanups a breeze.
The first floor’s primary bedroom is king sized and features an en suite bath with a walk-in shower and a double vanity. Another pleasant surprise is its covered private back porch when you want some quiet time.

The second floor features one king primary bedroom, with its own front porch, as well as a split back porch that allows for sitting in the shade or in the sun, depending on your relaxing pleasure. There are also two queen guest quarters and a sleeper sofa that is set apart in its own special little nook. And, in case you have someone who can’t totally “unplug,” there is a functional work area tucked away on the landing.

Perfect. We wanted something close to the beach and restaurants that also had amble parking and a big yard, nailed it. We had also hoped to find something with multiple rooms with large beds, had it. Super clean and updated, everything worked as it should and the rental company was amazing - Via Brittany. 10 out of 10 recommend

Highly recommend this rental! It’s in a great location… very short walk to the beach. Has lots of room for cars… could’ve parked several ( i have teenagers so this is important!) the home is roomy, well-decorated but comfortable. We had seven and plenty of room for more. It’s in a great location.. quick to seaside or blue mountain or Santa Rosa area. Walking distance to restaurants/ coffee shops and shopping. I’ve been renting two or three times a year in this area and this would be in my top 5! Only complaint is you cant see the water from the house… otherwise loved!!

We had a great experience staying at the house. It was a short walk to the beach. The house was very clean, well appointed and the beds were claimed comforable by ALL!

We had 7 guests and felt very comfortable. The two masters bedrooms have kings and their own baths. The two queen rooms share a bath along with the pullout couch upstairs outside those two queen rooms. The porches were a delight as well as the outdoor shower.

My only thing I would add for guest are matches or a lighter.

We sincerely enjoyed our stay at IncogbeachO! The house has one of the best locations in Grayton Beach. We loved the short walk to the beach and restaurants. We had three families with us and never once felt crowded. The home has everything you need, just bring your groceries! The check in / check out process was seamless, and we enjoyed the extra day that was offered to us because we were not ready to leave! We will definitely be back next year!

Overall

Both house and location are ideal. IncogBeach-O has spacious bedrooms, large bathrooms and walk-in closets in the two masters. The kitchen had everything we needed. Restaurants are nearby. And it’s a very short walk to the beach!
